Floor visibly sinking and feeling spongy to walk on. Not enough room under the house to get to the area to see what was happening, opened it up from above.
You see why we couldn’t reach it from below…duct work, wires and very low crawl space. Appears the joists are to much for the double joist they’re tied to and it’s pulling away from the outside band and sinking. Nothing rotting… just poor construction.
Add a sister to the outside band, make the double joist a triple with another sister.
Buttress the triple header with a post salt treated base on hardpan clay…concrete would have been better but no room to work and we’re trying to rescue, not build the Taj Mahal.
Floor is level and solid again, but down sub-floor
Put carpet back in place and it looks good…better yet, it is good. Now let’s run a couple of rhinos over it to test the thing.
