It’s just a garage for heaven’s sake!!
Yeah, but it was flooded in the inundation of October 2016 after which little black spots appeared and grew. The tenant was concerned. We tested for mold...not to see if there was any, there obviously was, but as we always do, to see what kind it was.
Why? Because mold and mold spores are everywhere in the gazillions, inhaled with every breath you breathe and most are innocuous and as harmless as the molds that make rotten milk into cheese or the black gunk in your shower corner.
Of the multitudinous tests we’ve run over the years the dreaded “Black Mold” (most mold appears black or dark green), Stachybotrys Chartarum has only popped up once...until this garage which the tenant used as a play room, storage area and all the other stuff most folks use a garage for. It had to be removed. Pronto.
You can follow progress in the pictures...suit up in those futuristic haz-mat suits, remove the wallboard to a height where there is no dampness, let it dry out. Treat with appropriate fungicide to kill what’s there and inhibit re-growth. New drywall, paint, trim and all is well.
